Newland sees growth in Austin region

A residential development company with two large-scale projects in the Austin
market reports a 43 percent increase in new home sales in the area in 2006.
San Diego-based Newland Communities is the developer behind the 700-acre Falcon
Point project in Pflugerville and the 1,555-acre Teravista community in Round
Rock. The company says a total of 441 new homes were sold between the two
developments last year, compared with 309 in 2005.
Headlines talk about a national housing slump, but we are seeing a contrary
story here in Texas, and in Austin in particular," says Ted Nelson, Texas
division president for Newland. "Texas grew more than any other state in 2006,
adding 580,000 to its population, and this is expected to be a long-term trend."
Newland Vice President of Sales Bill Meyer says Falcon Pointe has benefited from
its proximity to the new State Highway 45 North and State Highway 130 toll
roads, the first phases of which opened in late 2006.
"Falcon Pointe began to benefit from all the positive anticipation surrounding
these toll roads months before they officially opened," he says. "With the
opening of the toll roads, the location of Falcon Pointe has gone from good to
great."
Meyer says both Falcon Pointe and Teravista are positioned for further sales
gains in 2007, with the recent addition of new homebuilders and product lines in
each community.
